FEASIBILITY STUDIES AND BUSINESS PLANS
Companies
and Individuals looking to start a new business need to know the details and
economic history of the market they are considering. Business income doesn't
come off a money tree. Drive times, religious and ethnic preferences,
transportation resources, competitive challenges, market trends, life
styles, earnings and earnings potential, and other demo-graphics and
psycho-graphics must be evaluated to determine whether or not the venture
has a chance of success and to estimate the level of success which can be
achieved. The FEASIBILITY STUDY evaluates these factors and others.
If the project is viable, the developer
needs guidance in site selection, attraction choices, entertainment value of
provided elements, market strength and weakness challenges, projections of
operating costs, staffing requirements and options, financing alternatives,
and investment recovery projections. Near term cost and income projections
on a weekly and monthly basis can be developed to provide the new owner with
a real time performance measurement guide. These considerations and more
make up the BUSINESS PLAN.
OPERATIONS AND
MAINTENANCE POLICIES AND PROCEDURES
Whether
a long established operation or a new emerging venture and whether a major
corporate structure or a basic "ma and pa" operation, the key to day to day
effectiveness and efficiency is a detailed policies and procedures manual.
Like the gears in a complex mechanism, each part of the process must be
complete and compatible with its meshing components.
These documents can be simple, concise
and brief but are the core for effective management of any business. The
simple act of writing down the description of every job and the procedures
which must be followed to complete it to satisfaction is often
a revealing experience to management. Often, the reaction is
"....I didn't realize so much was really involved in this..."
Policies and procedures must be
established for every aspect of the leisure operation whether it be park
rules, employee policies, chore expectations, record keeping, maintenance,
janitorial, food prep, sales counter, skills instruction, performance
evaluation, or guest relations. Each of these and the many other aspects of
the operation must be identified and provided guidance if your expectations
are to be uniformly communicated, your measurement of staff performance is
to be effective and consistent, and control of your business is to stay in
your hands.
INSPECTIONS AND AUDITS
Con-Serv's
inspection and audit services can address a wide range of asset and staff
performance criteria. Is staff functioning in accord with good and safe
industry practices? - - if not what is the source of deficiency? - - defects
can develop from ineffective definition of policy and procedure, training
deficiencies, work site interference, or personal motivation and performance
of the individual employee. Quantitative assessment of these factors can
identify shortcomings which are limiting your management success.
DESIGN REVIEW
Con-Serv Associates can provide third
party review of park or attraction designs to identify shortcomings,
pitfalls, or advantages before engineering is finalized or construction
started. An unprejudiced or "outside the forest" view often injects needed
input which can make a park or attraction more effective and efficient.
Factors often lost in the initial design
process include details of attraction performance such as with waterslides,
go-kart tracks, game room layout, party and picnic facilities and other
custom attractions which can look good on paper but have built in elements
which affect entertainment value. Other considerations include foot traffic
control, placement of secondary income opportunities, location of guest
service amenities, and accommodation of facility maintenance and service
needs.
RISK MANAGEMENT AND LOSS CONTROL SERVICES
Risk
management is not the same as safety!!!
A risk is simply the possibility of an
unplanned or uncontrolled loss of any type. Control of risk is the key to
sound management. From this view, Con-Serv Associates offers a critical
assessment of the aspects of business development and management which is
perceived as a 'devils advocate' approach.... that being the ferreting out
of answers to the questions "What can go wrong?" "What needs to be done to
eliminate or reduce the risk?" RM strategies apply to all aspects of
business management from assessing the impact of loss of an owner or key
personnel to minimizing theft from the cash register to tragic operations
trauma.
INCIDENT INVESTIGATION AND LITIGATION SUPPORT
In nearly every circumstance of guest or
employee injury, the question of liability comes to the fore. This question
can only be resolved by thorough investigation of the incident including the
applicability of established standards of care, good and safe practices and
recognized formal standards. The recording of accurate background and facts
relative to the incident is essential in the prosecution or defense of civil
litigation. Con-Serv Associates Inc offers decades of experience in incident
investigation to assure the client thorough and accurate compilation of
facts and the application of these facts to the legal processes. The passage
of time is detrimental to the precision and accuracy in any investigation
demanding that witness input and physical conditions be recorded as quickly
after an incident as possible.
WATER QUALITY CONTROL PROCESSES AND EQUIPMENT
Are
your water quality control practices consistent with the main stream of the
industry. Whether at mini-golf, bumper boats, amusement rides, or waterparks,
if people get doused with water it can make them very sick if its not
healthy. It generally doesn't pay to throw money at water testing equipment
until you have got the right chemicals and the right operating practices in
place. In most cases, "back to basics" works and we don't believe in snake
oil or magnets so Con-Serv Associates advocates sound practices first, good
record keeping for cost control, and the use of the most efficient chemicals
and equipment at every facility. At FEC's and amusement parks, this process
is usually very direct, not costly and not difficult. A periodic review of
your processes and practices can keep you current and effective. Con-Serv
Associates provides certification training, testing and re-certification for
the NRPA (AFO) and NSPF (CPO) national certification programs.
PEERS & STAFF PERFORMANCE ASSESSMENT
Con-Serv's
unique candid but open time/task assessment of staff performance under
normal operating conditions provides management a tool which can be used to
evaluate individual staff members, staff members in working groups,
operating procedures, and training programs at the point where performance
counts....... at the interface with the park guest. PEERSsc is
flexible in its application but well established in the leisure industry as
a non-imposing device using third party evaluators in the working
environment. Results of the typical PEERSC assessment do not
produce a 'pass/fail' result so the process has minimum intimidation factor
with management, staff, or park guests who are also part of the assessment
program.
WATERSLIDE AND ALPINE SLIDE RIDE PATH ANALYSIS
Using
proprietary software developed and tested over the past 20 years, Con-Serv
Associates can provide detailed analysis of the forces and motions a rider
will experience in these gravity driven slide environments. Review based on
engineering drawings prior to production/construction can identify potential
trouble spots in a slide path allowing the engineers to reconsider their
design at minimum delay and cost. Ride path analysis is a valuable tool in
evaluation of rides which have been in use to assist in accident prevention
and to provide a tool for evaluation of conditions related to an accident.
BIO-DYNAMIC RIDE EVALUATION AND NON-DESTRUCTIVE
TESTING
In
addition to mathematical evaluation, Con-Serv Associates can provide dynamic
physical testing services for rides and ride components to determine the
actual conditions existing in a ride at pre-determined locations and/or
under defined conditions. Our team can conduct manufacturer defined NDT on
rides and rides components and/or develop NDT programs to meet the
conditions and circumstances of your installation.
OTHER SERVICES
Con-Serv
Associates offers a wide range of specialty services including project
management, product and process testing, new or rehabilitated ride
commissioning, ride capacity assessment, water slide ride path analysis,
development of operating procedures, 'hidden shopper' on-site blind audits,
